We perform comprehensive visual inspections on a biweekly schedule, keeping your vacant or seasonal mountain home safe, maintained, and ready for your return. Every visit is documented with photos and a detailed written report.

🔍

Biweekly Home Watch Inspection

Full interior and exterior visual inspection, personally performed by the owners — never delegated to hired staff. We run every faucet, flush every toilet, check the HVAC, inspect the foundation, roof, and deck, photograph everything, and log your water meter reading to catch hidden leaks. Waterfront properties get dock and boat cover checks included. You get a detailed report with labeled photos of everything that matters.

Arrival Preparation

24–48 hours before you arrive, we prepare your home: set the HVAC to comfort, run all faucets, coordinate with your cleaner, stock provisions if requested, turn on lights, and confirm everything is ready. Walk in to a home that's been waiting for you.

Departure Closing

After you leave, we lock everything down: HVAC set to vacancy temperature, all doors and windows secured, alarm armed, perishables cleared, outdoor faucets winterized, light timers set. Photo confirmation that your home is buttoned up.

Contractor & Vendor Access

Need a plumber, electrician, or roofer at your property while you're away? We meet them, let them in, verify their work, lock up, and send you photos and a summary. Your trusted local point of contact. One meet-up per month is included with active home watch service — this price applies to additional meet-ups beyond that (1-hour minimum).

Storm Prep & Assessment

Before a storm: we secure outdoor items, check the sump pump, and document conditions. After: we walk the property, photograph any damage, and coordinate emergency repairs. When Hurricane Helene cut off our area in 2024, we were already on the ground checking homes. That's the advantage of local.

Light Handyman

Running toilets, dripping faucets, tripped breakers, loose railings, smoke detector batteries, filter changes. Minor fixes under 15 minutes found during a scheduled visit are included at no extra charge. For larger projects, we charge hourly. Anything beyond handyman scope, we refer to a licensed professional.

$50 / hour

Add-on services available to active home watch clients only.

How does home watch work?

Simple, transparent, and designed around your schedule — not ours.

1

We meet at your home

We walk through together, learn your property's specifics, and take baseline photographs of every room and system. We collect alarm codes, access details, and your preferences.

2

We visit every two weeks

We personally inspect the full interior and exterior on a biweekly schedule, aligned with unoccupied home insurance requirements. Every faucet run, every meter logged, every corner checked.

3

You get a detailed report

Within 24 hours, you receive a report with labeled photos and our assessment. If everything's perfect, it's a clean confirmation. If we found something, you'll see exactly what it is and what we recommend.

4

We handle what comes up

Storm damage, a leaking faucet, a contractor who needs access — we coordinate it all and keep you informed. You get the peace of mind; we handle the logistics.

Why proximity matters

When Hurricane Helene devastated Western North Carolina in September 2024, roads were impassable, power was out for weeks, and regional service providers couldn't get anywhere near the mountain communities. But we were already here. We walked the neighborhood and checked on homes throughout our community — not for business, just as neighbors. That's the kind of response time no regional operator can match.

When the next storm hits — or a pipe bursts at 2am on a Tuesday in January — your home is minutes from our front door. Not 45 minutes. Minutes.

Frequently asked questions about home watch

Home watch is a professional visual inspection service for homes that are vacant or seasonally occupied. A trained, insured professional visits your property on a regular schedule, performs a comprehensive interior and exterior inspection, and sends you a detailed report with photos. It protects against undetected water leaks, storm damage, pest intrusion, HVAC failures, and other issues that can cause serious damage to an unoccupied home. Many insurance policies for vacant homes require documented inspections every 14 to 30 days.

Our standard service visits your home every two weeks (biweekly). This 14-day cadence aligns with most unoccupied-home insurance requirements. During summer months when you may be in residence, we can adjust to monthly visits or pause service entirely. We also offer arrival preparation and departure closing visits timed around your travel schedule.

Yes. East Fork Home Watch carries general liability insurance and is a registered North Carolina LLC. We take this seriously — you're trusting us with the keys to your home.

We document the issue with photos and categorize it as urgent (needs action now) or advisory (worth knowing, not time-sensitive). For urgent issues, we'll contact you immediately and can coordinate with our network of trusted local contractors — plumbers, electricians, HVAC technicians, roofers — to get it resolved. For minor fixes within our capability (a running toilet, a tripped breaker, a dripping faucet), we can handle it on the spot. You'll receive full documentation of whatever we find and whatever action was taken.

Every drain in your home has a p-trap — a U-shaped pipe that holds water to block sewer gas from entering the house. In a vacant home, that water evaporates over time. Dry p-traps allow flammable, foul-smelling sewer gas into your living space. Running each faucet refills the traps and is one of the single most important things we do during every visit.

The owner — every single time. We don't send hourly employees, temps, or subcontractors. When we say we watch your home, we mean personally. The owner performs a thorough interior and exterior walkthrough on every inspection, spending 30-40 minutes on-site per home covering foundation, siding, roof, gutters, deck, landscaping, outdoor faucets, HVAC, plumbing, ceilings, floors, basement, and attic access. Occasional family assistance during peak periods, but the person the client trusts is always the one doing the work. You always know exactly who has access to your home.

No. We use a simple service agreement that outlines what we do, our liability limitations, and access procedures. There are no long-term commitments or cancellation penalties. We earn your continued business through quality service, not contractual obligation.

Who is East Fork Home Watch?

We're a family-run home watch service based in Connestee Falls, right in the heart of the community we serve. We're not a franchise and not a regional operator driving in from 45 minutes away. We live here, we know these mountains, and we watch over your home with the same care we give our own.

That's not just a tagline. When Hurricane Helene hit Western North Carolina in September 2024, our area was cut off — roads destroyed, power out, outside help unable to get in. We spent those days walking the neighborhood, checking on every vacant home on our street, documenting damage, and helping neighbors. Not because anyone was paying us — because that's what you do when you're part of a community. That experience is what convinced us to turn something we were already doing into a professional service.

Every inspection is performed by us — the owners — not hired employees or subcontractors. When you hand over your keys, you know exactly who has them. We handle the full spectrum, from routine biweekly inspections to storm response to getting your home ready for your arrival. We carry general liability insurance — because you're trusting us with your home.

We believe in transparent pricing, honest reporting (if your home is fine, we'll say it's fine — we'll never fabricate urgency), and being responsive when it matters most. Your home is minutes from our front door — and when it matters, minutes are everything.
